Bowling Green Sites to be Certified as Build-Ready Second, third sites in Kentucky Transpark follow first at Henderson, KY, to receive designation designed to boost industrial property inventory, attract jobs. Governor Crit Luallen's Communications Office BOWLING GREEN, KY - (Tue 2 Dec 2014) - Lieutenant Governor Crit Luallen joined community leaders to announce that two industrial sites located at the Kentucky Transpark in Bowling Green will be officially certified under Kentucky's new Build-Ready program. Build-Ready, launched by the Kentucky Cabinet for Economic Development earlier this year, is a cost-effective way for communities to distinguish their list of available industrial sites to meet the needs of today's site selectors. "It's very exciting to see more and more communities utilizing the Build-Ready program," said Gov. Beshear. "I'm confident today's Build-Ready designations will attract more businesses and jobs to Bowling Green." "Build-Ready is intended to give communities an advantage in attracting new businesses," said Lt. Gov. Luallen. "Any company that visits these sites knows that it will be able to begin construction almost immediately, drastically shortening the time it takes to be operational. This is a major selling point, and we expect this designation to generate even more economic interest in Bowling Green." The two sites, totaling 33 acres, have met the qualifications, making the Transpark the first location in Kentucky to offer a pair of Build-Ready Sites. Electrical, water, sewer and gas, as well as fiber optic cable, are already routed to the property lines. The Transpark also is home to the only CSX Select Site in Kentucky for top-tier rail freight capabilities. The two Bowling Green sites are the second and third industrial sites to receive the certification. Gov. Beshear celebrated the first designation - a site in Henderson - last month. In addition to shovel-ready sites and pre-existing buildings, communities now have the option of proactively preparing and marketing land to potential companies without assuming all the risk and cost of constructing a building. With a Build-Ready site, much of the work, besides actual construction, has already been completed, including having community control of the land to be developed, preparing a building pad (prepared ground/soil/environmental studies), conducting preliminary design work, including project costs and construction timeframes, obtaining approved site plan permits and having necessary utility and transportation infrastructure in place. Communities that meet the minimum standards for each requirement of the Build-Ready program will drastically reduce the time it takes a company to select a site, construct a new building and begin operations. By expediting this timeline and putting companies in operation faster, communities make their sites more attractive to companies and site selectors. Build-Ready sites receive special designation on the Cabinet's SelectKentucky.com website and other collateral materials that will be marketed around the world. "This is another great example of our community and region having a progressive business friendly atmosphere," said Rep. Jody Richards, of Bowling Green. "Any time we have government working together and using all available resources to help grow Kentucky's economy, it is a good thing," said Sen. Mike Wilson, of Bowling Green. "Bowling Green has always been business-friendly, and the people here want to work and contribute. The Build-Ready certification of these two sites shows that the city and its citizens are willing to do what it takes to make sure they are competing globally." "Bowling Green has flourished with the advancements made at the Kentucky Transpark, and because of programs like this, we can give even more back to our citizens by proactively helping move business to the region," said Bowling Green Mayor Bruce Wilkerson. "There really is no better place to do business than South Central Kentucky," said Warren County Judge-Executive Michael Buchanon. "Having a state-of-the-art business park gives companies that choose to locate here a place to thrive. Taking the steps to ensure our sites have this special designation makes for more choices and a faster turnaround bringing new jobs and new business to our hometown."
