Letter: Zoning helps make a city looked cared for

I am interested in the appearance of Columbia as well as thinking about problems cities need to deal with. Cities have become hot spots with asphalt paving in parking lots reflecting heat and causing runoff/drainage problems. The run off water is polluted with chemicals from fuel from cars parked there. It bothers me when I think of areas covered with asphalt especially if in residential areas.

The zoning board members have training every three years learning from professional persons telling of current matters and zoning requirements. Members on a zoning board follow rules that have been established, not always easy when requests for a zone change affects friends/relatives.

Zoning rules are needed for many reasons -one is for protection of residents whose property may be worth less once a commercial business locates next to them.



Zoning helps make a city looked cared for.

Because commercial properties were once established before updated zoning rules were put in place does not mean a residential area now needs to be zoned commercial. We know now what was not thought of some time ago - that "spot zoning" does not make a city look good or is fair to homeowners. Rules change/are updated and put in place for good reasons.

So, what if a land owner wants a commercial zoning change for a lot surrounded on three sides with residents in single or multiple living quarters? Does a promise to put in a "nice looking business" mean that that business will always be there - once changed to commercial zoning, any kind of business will move in. There's no guarantee that once a "nice looking business" moves in, it will stay. A commercial zoning will open up chances for all kinds of businesses regardless of appearance.

I'm glad Columbia has a zoning board that shows wisdom in decision making for the city and residents. I am sorry that the lot owner's plans depended on a zoning change.
